Full marketing appraisal
Property photgraphy
Listing on Rightmove
Erection of property board if required
Management of enquiries
Vetting of prospective tenants, arrangement and completion of viewings
Full tenant referencing, including a guarantor if necessary
Preparation of an Inventory/Condition Report on the property, and management of its sign off by the tenant(s)
Preparation and management of the Tenacy Agreement
Collection of first month’s rent and security deposit
Set up and management of the tenant’s Security Deposit through Government approved scheme

Fully Let & Managed

All of ‘Tenant Find Only’ plus:

Collection of rent and initial chase up if not paid
Issuing of correct correspondance should a tenant fall into arrears
Regular inspections as required
Provide a monthly statement and annual summary (for tax purposes) to the Landlord
Ongoing support for repair and maintenance issues
Manage the tenant move out process

Fees: 75% x First month's rent, plus -

We adhere to industry standards of referencing potential tenants prior to allowing them to inhabit a property we have to let, and also to a regular inspection schedule for all managed properties to ensure that any problems are ‘nipped in the bud’. We are your ‘eyes and ears’ and will ensure you are updated on the condition of your property regularly,
We respect our supportive team of local tradespeople, all of whom are known and vetted and who we pay promptly to ensure they always respond to our requests for their expertise,
We respect each other, we’re polite and don’t tolerate inappropriate language or behaviour,
We undertake to work ethically on landlords’ behalf under the umbrella of the above values, to either Let or Let and Manage your property for as long as you require, for an agreed rate which we believe is very competitive and fair.
